Programming (research)
Project scope, schedule, budget, interior requirements and design direction are determined in this phase. Surveys, client interviews, area relationships and adjacency studies are done to establish goals and objectives and a written program is prepared.
Schematic Design (concept development)
In this phase the goals and objectives are translated into preliminary interior design concepts. Space planning, development of preliminary material, finish, furniture, fixtures, and equipment recommendations are made. Preliminary plans and sketches are rendered.
Project Budgeting (cost estimates)
In this phase a preliminary budget for design concepts is established. This includes budget development for interior finishes, interior furniture, fixtures, and equipment.
Design Development
Refinements to the approved schematic design concepts are made during this phase. Interior elements, floor plans, elevations, detail drawings, and material, finish, and furniture selections are further developed. The budget and timeline is confirmed during this phase.
Interior Design/Construction Documents
Detailed interior drawings, specifications and other documents required for bidding and construction purposes are prepared. Documents include CAD floor plans, finish plans, flooring transition plans, furniture plans, lighting plans, electrical plans, elevations, detail drawings, finish specifications, and materials schedules.
Project Management
Project management services during the bidding process and actual construction are provided during this phase. Project management services include construction administration, site visits, review of shop drawings and submittals, vendor coordination, move management and post-occupancy review.
Procurement Services
Purchasing specified fabrics, bedding, window treatments, furniture, artwork, and accessories.
